Universeine, Paris

Universeine is a property complex in Saint-Denis (close to Paris), newly built on a former industrial wasteland. During the summer 2024 sporting events, Universeine will be home to 6,000 athletes and will offer more than 30,000 m² of service and workspace. After the summer of 2024, the complex will be redeveloped as an office building, integrated into a neighbourhood of housing, shops and other business premises.

Why Distech Controls technology?

Distech Controls technology is being used for two very distinct purposes in the Maxwell Hall: athletes' accommodation and office space. This is a unique and very specific project, as it has a dual timeframe. Initially, the accommodation and relaxation areas were created to accommodate the sports delegations. Then, as soon as the Games are over, the BMS system will be converted from a hotel configuration to an office space for the Ministry of the Interior. As Sébastien Carminati, Director of the Universeine project for Vinci Construction, sums up: "In this reversibility of the building, we have reversibility in the use of the BMS”.

Our DC Space solution was therefore chosen for both phases, and in particular for the transition period, which will take place in a very short space of time: nine months for the complete changeover from a hotel configuration to open-plan office space. "The modularity of our products, the ease with which they can be implemented, the expertise of our technical teams: all these factors made ECLYPSE a natural choice," says Mario Pucelj, Managing Director of Sys&Com.

Universeine is a large-scale project with particularly demanding specifications in terms of energy performance. The DC Space solution makes it possible to automate comfort parameters (lighting, ventilation, blinds, etc.), which promotes energy savings. What's more, the reliability and flexibility of ECLYPSE means that operators can quickly gain targeted visibility of the building's energy performance, saving a phenomenal amount of time.

The Sys&Com technical teams will also be saving time during the transition phase, thanks to Space Dynamix. This graphic and dynamic partitioning tool will enable all the data from the first tenant to be reloaded and reparameterised for the new occupant.
